Property styles: Wombourne’s housing stock covers a wide range of periods and types. The oldest properties sit around the village green and along roads such as Church Road and High Street – these include Georgian cottages and converted farmhouses built in local red brick and sandstone.
The large-scale council and private developments of the 1960s and 1970s brought semi-detached houses and bungalows to the Giggetty and Brickbridge areas, while the Poolhouse estate from the 1980s added more modern detached family homes to the west. More recent cul-de-sac developments have introduced executive-style detached properties with double garages and generous plots. Bungalows remain a notable feature of the Wombourne housing market, particularly popular with retirees.
Sought-after properties: The best-regarded residential roads include Orton Lane, Rookery Road, Ounsdale Road, Bratch Lane and The Grange. Orton Lane is known for larger period and individually designed properties on sizeable plots, while Rookery Road and Ounsdale Road offer established family homes – often four-bedroom detached houses – in well-kept surroundings. Mount Road and Bratch Common Road command some of the highest sale prices in the village.
Development in Wombourne: The village is seeing considerable new building. One site recently received planning approval for 121 new homes on two parcels of land north of Pool House Road, including over 40 affordable properties. Plans have also been submitted for 32 sustainable homes off Orton Lane, designed to meet the 2025 Future Homes Standard with solar panels, air source heat pumps and electric vehicle charging points.
The Orchards, a development of 2, 3 and 4-bedroom homes, is also coming to the village. There are also plans for approximately 89 homes at Bowlers Place on Pool House Road. These projects are expected to bring a significant number of new properties to the village over the next few years.
House prices: According to Rightmove, the average property price in Wombourne over the past year was approximately £336K. Semi-detached homes – the most frequently sold property type – achieved an average of around £267K. Detached properties sold for an average of roughly £449K, while terraced houses fetched approximately £259K. Overall, sold prices over the past year were around 8% higher than the previous year and 11% above the 2023 figure.
Rental market: According to ONS data, the average monthly private rent in South Staffordshire reached £905 by mid-2025, a 5% increase year-on-year. In January 2025, the average stood at £884, up 9.1% from £810 the previous year. Rents by property type in the district ranged from roughly £629 per month for a one-bedroom property to around £1,465 for homes with four or more bedrooms. Detached houses averaged approximately £1,268 per month, semi-detached properties around £916, and flats roughly £737.
